The brief

Civilistix Consulting Engineers were appointed to prepare a detailed drainage, external hardstanding & adoptable highway vehicle crossover engineering package to help deliver 3No. 4-storey residential blocks providing 63No. residential units in total, along with courtyard and associated external hardstanding areas.

What we did

The existing brownfield site consisted of three industrial units with associated carparking and access and a total area of approximately 0.401 hectares.

Our fully coordinated drainage solution utilised a gravity drained foul water network for all 3No. 4-storey residential blocks. The proposed storm water network also utilised a gravity drained pipe network, where runoff was attenuated via a lined attenuation tank before entering the public sewer infrastructure.

Our fully coordinated external works package included level design, kerb layout design and full depth construction details for proposed hardstanding. We were tasked to provide finished ground levels and set proposed Finished Floor Levels (FFL’s) for the proposed developments within the private boundary extents.

Challenges overcome:

  • Coordinated our proposals to suit design team proposals and flag up any major comments on design team proposals and relay to design team.
  • Setting appropriate FFLs for all buildings allowing for sufficient access and drainage infrastructure coordination.
  • Providing separate attenuation storage tank positions due to spatial, ecological and proposed building constraints.
